高力国际对明年有兴趣在亚洲购买写字楼的全球投资者进行了调查,调查发现,亚洲投资者已把目光投向了上海,香港和新加坡分别位居其后。

但是,无论从销量还是价格都令人垂涎的难道不是香港的房地产市场吗?

高力国际亚洲投资服务执行董事Antonio Wu说,你会发现中国有更多投资级别的房地产项目,而要在香港中环找到投资级别的优良地产项目却很难,香港在售的这种地产并不多。

高力国际拒绝详细说明接受调查的投资者瞄准的是中长期还是短期投资,也拒绝透露关于调查的一些细节,因此很难判断高力国际是如何做出上述结论的。

Office Property King: Hong Kong or Shanghai?

In terms of office real estate, Shanghai is the most sought-after location in Asia -- at least according to a report by Colliers International.

The real-estate services company surveyed global investors interested in buying office space in Asia within the next year and found that Asian investors have set their sights on Shanghai, with Hong Kong and Singapore respectively trailing behind.

But isn't Hong Kong the coveted real-estate market in terms of number of sales and price?

'In China you will find more investment-grade properties,' said Antonio Wu, executive director of Asia investment services at Colliers. 'In Hong Kong, it's hard to find good investment-grade properties in Central. There's not much for sale.'

Colliers declined to specify whether those surveyed were looking for long-, medium- or short-term investments, and declined to disclose certain details about the survey, so it's difficult to tell how it reached its conclusions.

The report might also be unfortunately timed. Chinese officials Monday unveiled new restrictions to slow its surging economy that include limiting foreign companies to purchase commercial property they plan to use themselves.

In terms of numbers, how do the Hong Kong and Shanghai markets really compare? We asked Jones Lang LaSalle's research team to dig up some data on office real-estate sales in Shanghai and Hong Kong during the third quarter. Here's the breakdown:

Hong Kong: HK$10,821 (US$1,396)
Shanghai: HK$3,908 (US$504)
