You were educated students and would be able to become indepedent very soon. You are expected to work at lease 20~30 years in this county. These people come here just for retirement. That's different.

Family insurance: I think he counted only employee contribution to get the $400/month.

11 years ago, in Califonia, $547/month total. I pay $60 and employer pay the rest.

Right now, Total $1900/month. My employer pays $1500/month, and I pays $400/month

按当前的租金水平，净投资回报差不多8%-10%（也就是租金收入减去房屋保险、地税、维护保养费等之后的净回报），如果每年想要有5万美元的收入，就投50万美元-65万美元的样子，稳妥起见，就按65万美元计算吧。
