The house was back on the market one month later as REO and the price went down a lot. We offerred $22,000 more than the asking price right away but still didn't get the house. Later we found out a Chinese friend who heard the house from us and used the seller's agent as his agent and beat us just a few thousands and got the house.

Anyway, unfurtunately your agent is right. You can't get those cost back.

Thanks a lot for sharing your real estate experience with us. I have a problem need your advise. I gave an offer to buy a house in April and at that time the house was not a short sale. It went into short sale later. In August the seller's agent told us the bank approved the sale and let us deposited escrow to his company. Per their request we changed the closing date from May to Setptember 24th. But on the closing date, the seller's agent told us the 2nd mortgage don't agree so they need to renegociate (this is the first time we heard they have 2nd mortgage). One week later, they told us they couldn't reach agreement so the house will go to foreclosure. The seller's agent let us sign the release form and will give us the earnest money back. But I also have other cost, like the appraisal, loan commitment fee. My agent told me I couldn't get those back. How do you think? Thanks in advance for your help.

1. You can use your inspection Contingency to negotiate or other terms if you have in your contract.
2. The discount sounds not good enough for me. But is always depends on your local market.
3. “I don't know how to handle her without hurting her feeling.”, I don’t know neither. It is challenge for every one especially when you consider relationship and feeling.

I signed a contract with the seller on a short sale house 378,000. market value: 396.000 (my original offer was 365.000$. My agent suggested to increase it). I am now waiting for the bank's approval. I heard news that a similar house (with the same square footage) in the same community on short sale got bank approval at the value 340.000-350.000, likely a different lender.Can I renegociate the price and when I can do that, at the time of inspection after bank approves the short sale? My agent is a sweet old lady but I feel in some instances she is not on my side. She insists on putting down 6000$ as deposit and she fills in the numbers for morgage amount herself (she wants me to loan more money, she also recommended the lender). I don't know how to handle her without hurting her feeling.I let her do it because it is not real deal yet. Your advice is greatly appreciated.
