SUMMARY:(3月16日星期一)美联储昨天大幅度降息并开启新一轮QE的举动,虽然没有阻止股市的跌势,但新QE中将动用$200 billion购买Mortgage-Backed Security (MBS)的内容,多少对房贷利率起到了压制的作用。今天的房贷利率虽然变好的幅度不大(原因可参见我们昨天的博文),但却是一直在变好。当然不排除如果这$200 billion不能够解决房贷证券交易市场的流动性并达到打压房贷利率的效果的话,那美联储可以继续加码,再来它个QE2, QE3,直至房贷利率回归到距国债利率合理的区间内。
目前重新贷款50万的利率,30年固定的零费用重贷利率回落至3.375%,15年固定回落至3.000%;购房贷款50万左右,30年固定的利率回落至3.25%,15年回落至2.75%。
在这样的一个利率上下剧烈震荡的大环境下,如果你想锁定一个理想的利率,你首先应尽快选定一家贷款公司开始递交房贷申请,着手准备材料,然后就耐心等待,等到利率满意的时候再下手锁定利率。现在重新贷款的人很多,各家贷款公司都在满负荷运转;同时现在利率变好通常维持的时间很短,如果你等到利率变好的当天再下手开始申请,很有可能会贻误时机。
