SUMMARY:今天(2月27星期四)美国股市受新冠病毒病例增加的影响,道琼指数狂跌1,190点,创下历史上最大的跌幅。美10年期国债的回报率跌破1.300%的防线,下探1.299%的史低位置,房贷二级市场的利率价格也随之变好。目前重新贷款50万的利率,30年仍保持在近8年的最低点3.25%,15年仍然保持在3.00%,购房贷款50万左右,30年固定的利率仍为3.25%,15年仍为2.875%。
同时,利率曲线倒挂(yield curve inversion)的现象越来越明显,也就是说短期利率(如10年固定、15年固定)和长期利率(如30年固定)之间的差距在缩小,因而出现了30年固定的长期利率在下跌,而10年固定或15年固定的短期利率却基本维持不动的景观。
顺便提醒一下:如果想锁定一个理想的利率,你首先应尽快选定一家贷款公司开始递交房贷申请,着手准备材料,然后等到利率满意的时候下手锁定利率。现在重新贷款的人很多,各家贷款公司都在满负荷运转;同时现在利率变好通常维持的时间很短,如果你等到利率变好的当天再下手开始申请,很有可能会贻误时机。
