In June, my wife and I went to a recently opened Lennar site in Mountain House, CA. After visited the model, and I asked the sale's lady the "bottom" price. The answer made me heart beating fast - a woopping 140k incentive from the list price!
I think it's a pretty good deal and made the decision to get it. (See the info and my analysis http://web.wenxuecity.com/BBSView.php?SubID=tzlc&MsgID=30877)
One month later, I think we managed to get the process going through (stretched our financial to the limit, or maximized the "leverage"), now waiting for the close on the end of the month.
Since this is for main residence, the plan is to live here for several years until the market get out of the "valley" and hopefully climb again.
By the way, the only thing you can upgrade before the close are the flooring (which we did not, plan to do it later ourselves), and some thing related to the wiring subcontractor: all the wiring is included in the new house, but we are wondering if it is worth to purchase the following options (ie. purchase the equipment including installation) which we like after about 4-hours sales pitch):
1) Central Vacuum: Dirt Devil DDP640 $2875
2) Home Theater: Klipsch 5.1 Speaker System CDF2650 Level2 KSS-L2-5.1 $1750
Any comments about the manufacture/brand for Klipsch (never heard of it) and the price/quality?
