So I have made offers for the two units to the same seller. Each unit is listed as $71K. My realtor told me that recently someone bought two similar units with $95K, but these units were listed at $55K each. So I was not sure how much I can get these, and I told the realtor if I could get these two with the $95K, I would feel lucky.
So I made an offer to buy both units at $90K, hoping to inch up to $95K later. There is a huge gap considering the total listing prices for them are $142K. But it does not hurt to try.
In good times, realtors would refuse such offers, they would say: "Let's not waste all people' time..."
I actually make another offer to a similar unit for $45K, so I made offers to three units.I waited two days without news. Then the realtor called, saying seller counted with $100K.I countered with $92K.Realtor called back and said seller accepted offer!
Rent is $650/month and $700/month each.
For comparison, a week ago I offered $51K to a similar unit listed at $58K, the seller did not want to negotiate, he wanted full price. I guess it is case by case.
I was really surprised at the level the seller agreed. 46/71=65%. The listing price is very misleading. But a buyer could easily have paid more.
I hope I will get more at this price.
