SUMMARY:今天(3月31日星期二)的房贷利率和昨天相比变差。目前重新贷款50万的利率,30年固定的零费用重贷利率涨至3.500%,15年固定涨至3.375%;购房贷款50万左右,30年固定的利率涨至3.375%,15年涨至3.000%。
为什么美联储降息,而房贷利率反而不降反升呢?根本原因还是因为失业人数剧增,借款人不能按时还贷的风险剧增,所以二级市场的房贷打包债券(MBS)乏人问津,导致MBS的价格暴跌,回报率(就是房贷利率)暴涨。美联储新一轮的量化宽松QE,就是为了解决房贷二级市场因为不还贷风险增高而产生的市场流动性的问题(即缺乏买家)。但美联储的量化宽松操作转化成稳定的市场秩序,还需要一定的时间来实现,所以近期房贷利率仍会有大幅度的波动。一旦美联储的量化宽松操作走入正轨,房贷二级市场稳定下来,房贷利率也会随之降下来的,请大家耐心等待时机。打压房贷利率,是历届美联储和美国政府在经济衰退或经济危机中必不可少的利器之一。
美联储出重手救市,房贷利率重探新低指日可待!如果你想锁定一个理想的利率,你首先应尽快选定一家贷款公司开始递交房贷申请,着手准备材料,然后就耐心等待,等到利率满意的时候再下手锁定利率。现在重新贷款的人很多,各家贷款公司都在满负荷运转;同时现在利率变好通常维持的时间很短,如果你等到利率变好的当天再下手开始申请,很有可能会贻误时机。
