SUMMARY: 尽管今天(3月6日星期五)美劳工部发布的就业报告显示,2月份美国新增就业275,000人,失业率从3.6%降至3.5%,但金融市场仍不买账,道琼指数继续大跌超过400点,热钱继续涌入美国债市场避险,美10年期国债的回报率今天跌至史无前例的0.74%!真可谓没有最低,只有更低!低利率在向你招手,省钱的曙光在前头!
华尔街之所以忽视2月份靓丽的就业报告,主要还是因为smart money的眼光早已超越了当前的经济状况,已经察觉到,新冠病毒在中国的爆发,已经并将会更严重地影响各级生产的供应链条,将对世界经济带来重创,所以会继续抛售风险资产如股票,而买进安全资产如美国债避险,导致美国债回报率跌跌不休。
但大家不要高兴得太早,虽然美国债的回报率跌成狗,但房贷利率只有小幅波动。其主要原因是房贷行业的处理能力已经超饱和,已无力快速处理日益增多的重贷申请。用原油市场来做类比,现在的情况就好比原油价格大跌,但各大炼油厂已经满负荷运转,无法再提炼更多的原油,而且因为购买汽油的人剧增,最终有可能导致加油站的汽油价格反而上涨的现象。
目前重新贷款50万的利率,30年固定的零费用重贷利率降回3.125%,15年仍为2.75%;购房贷款50万左右,30年固定的利率降为3.000%,15年仍为2.75%。
顺便提醒一下:如果想锁定一个理想的利率,你首先应尽快选定一家贷款公司开始递交房贷申请,着手准备材料,然后等到利率满意的时候下手锁定利率。现在重新贷款的人很多,各家贷款公司都在满负荷运转;同时现在利率变好通常维持的时间很短,如果你等到利率变好的当天再下手开始申请,很有可能会贻误时机。
