SUMMARY:今天(6月29日星期一)的房贷利率价格和上周五相比暂时还没有变化。目前加州重新贷款50万的利率,30年固定的零费用重贷利率,满足一些特定条件的目前最低可以做到2.875%,15年固定仍维持在2.625%;购房贷款50万左右,30年固定的利率仍为2.875%,15年可以做到2.500%。
需要指出的是,目前投资房的贷款金额在$200K左右的话,其重贷利率很难做到零费用重贷。究其原因,是因为目前因为创纪录的失业以及各州出台的允许租客迟交房租的法律法规,对房东按时收取租金造成很大的压力,造成房贷二级市场的投资者缺乏购买投资房房贷债券的意愿,使投资房房贷债券的价格不振,相应的债券回报率(也就是我们能拿到的房贷利率)居高不下;而且各个利率点之间的价格差别不大,即便升高利率也无法得到足够的返点用于支付相关的房贷费用(closing cost)。所以目前投资房的重贷利率,一是偏高,二是稍小金额的重贷很难做到零费用。
如果你想锁定一个理想的利率,你首先应尽快选定一家贷款公司开始递交房贷申请,着手准备材料,然后就耐心等待,等到利率满意的时候再下手锁定利率。现在重新贷款的人很多,各家贷款公司都在满负荷运转;同时现在利率变好通常维持的时间很短,如果你等到利率变好的当天再下手开始申请,很有可能会贻误时机。
