1. Choose a good time to sell. Usually March to June in North East as the weather are perfect for people to come out looking for houses. In addition, the buyers really want to have it settled before the summer so their children can go to the new school at the beginning of the fall.

2. Stage your house! This is very important as buying a house is very emotional. You may want at least shampoo your carpet, and paint your wall. If possible, update your carbinets, change to granite counter top. Pay great attention to bathrooms and either clean it thouroughly or update it. Your lawn should be green and tidy, your trees and bushes well trimmed, and driveway should look perfect. Buy flowers, new towels, and area rugs to put on appropriate places.

3. Set the price! Find the listing prices of the similar houses of your neighborhood. If possilbe, find the recent sold prices of such houses by calling the list agent. You may want to set your price a little bit lower than the market.

4. Ask a realtor to put your house on the multiple listing. This usually cost $300 or so. I know the realtor would try his/her best to let you hire him/her, but insist selling by yourself. Promise 3% to the buyer's agent.

5. Advertise in the local newspaper, craigslist, etc.

6. Do open-house on Sundays.

7. If someone is interested and makes an offer you like, then accept it. If someone makes an offer is too low, counter-offer.

8. Sign the contract. The contract should specify the price, settlement date, etc. If the buyer has a agent and you don't have, ask an attorney to review the contract. Ask the buyer to show their loan approval letter. Communitcate with the buyer once a week or so to make sure they are working on their loan.

9. Go to the settlement and convey the keys!
