SUMMARY:没有最低,只有更低!今天(2月7日星期五)出炉的美劳工部1月份就业报告亮丽,新增工作岗位225,000个,超出华尔街预期。这样好的就业报告,按常理应该造成10年期国债回报率的上涨,并连带房贷利率上浮。但今天10年期国债的回报率的表现却正好相反,不升反降至1.58%,房贷利率也跟着变好。据有关人士推测,之所以会出现这种情况,一是因为前晚欧洲市场的经济数据很差,推高了美债价格;二是受中国股市下跌的影响,造成游资回流美国债避险。但这种情况估计不会持久,也就是说,国债利率连带房贷利率仍有可能会马上掉头回升。目前重新贷款50万的利率,30年又重新跌回3.375%,15年仍然保持在3.00%,购房贷款50万左右,30年固定的利率回落为3.25%,15年仍为2.875%。
顺便提醒一下:如果想锁定一个理想的利率,你首先应尽快选定一家lender开始递交房贷申请,然后等到利率满意的时候下手锁定利率。现在重新贷款的人很多,各家lender都在满负荷运转;同时现在利率变好通常维持的时间很短,如果你等到利率变好的当天再下手开始申请,很有可能会贻误时机。
