SUMMARY:今天(3月3日星期二),美联储给大家送上大礼包——紧急降息0.5%!但美联储降息,是否就意味着房贷利率也会应声回落呢?。。。
我换个角度来问这个问题:如果欧佩克(链接)通过增产决议,来打压原油价格使其下跌,那我们在加油站看到的油价,是不是也会跟着下跌呢?答案是不一定。因为我们在加油站看到的油价,除了受原油价格的影响,还受制于各炼油厂的产能和营销战略,以及当地市场的供求情况等等因素的影响。各地的汽油价格不同,如德州的要比加州的低很多,Shell、Chevron、Arco等加油站之间的价格,也会因各自的产能和市场战略而互不相同。如果因为病毒传染的恐慌,引发消费者蜂拥至各个加油站去囤积汽油,那么尽管原油价格在下跌,消费者能加到的汽油价格,却是有可能不降反升的哦。
现在回来说房贷利率。美联储降息,实际上是通过亲自参与债券市场的操作,来降低美联储预定的目标利率(target rate);而这个所谓的目标利率,则是其它各种重要利率,如银行放贷给自己最优质的公司客户的利率,房贷利率等等,的基础。如果你把美联储看作是欧佩克,美联储降的那个息(即目标利率)看作是原油价格,各家lender看作是那些石油精炼厂,那房贷利率就是在加油站我们这些消费者能拿到的汽油零售价。很多时候比如说现在,当炼油厂(lender)因为受产能限制,无法应对蜂拥而来的恐慌性抢购,就会决定暂时提高在自己加油站(loan agent)的汽油零售价(mortgage rate),这样做,一来可以控制汽油销售量爆棚无法交货,二来可以补偿自己员工加班加点生产所产生的额外费用。
总之,美联储降息,房贷利率基本上是会跟着下跌;但如果因美联储降息过猛,造成过量的refinance需求,那么房贷利率的下跌幅度,则有可能没有美联储降息的幅度那么大。归根到底,房贷利率是由供需双方的市场关系来决定的。
目前重新贷款50万的利率,30年仍保持在近8年的最低点3.25%,15年仍保持在2.875%;购房贷款50万左右,30年固定的利率为3.125%,15年仍为2.75%。
顺便提醒一下:如果想锁定一个理想的利率,你首先应尽快选定一家贷款公司开始递交房贷申请,着手准备材料,然后等到利率满意的时候下手锁定利率。现在重新贷款的人很多,各家贷款公司都在满负荷运转;同时现在利率变好通常维持的时间很短,如果你等到利率变好的当天再下手开始申请,很有可能会贻误时机。
