There is always something happening.
1. A phone call woke me up. It is PM from C town, "good news," she said. So what is it? "I rented the last unit, we are full now!" "Wow, that is historical." As far as I remember, this is the first time we are really full.
2. Got a email from B town. The new PM said "I hate to be the bearer of bad news, but you have 2 tenants moving out. ... "
3. Another email from Florida came. Out of the four units I bought this year, one was rented out quickly, but the remaining three just do not move. I lowered the rents, making them the lowest in the complex. PM said: "Just letting you know that since we have reduced the rent--showings have increased by 100%!!!!! ... I believe applications will come in on these units..."
4. Got a fax, roofer wants money. A snow storm and quick melting snow made the roof leaking, and patching needs to be done.
5. Several letters for bill payments: electricity, internet, property tax.
6. Letters from a HOA, the association ran into negative last year, so a levy is assessed on each unit.
There is always something happening everyday. Some good, some bad. You just have to cope.
