For the past 8 or 9 years, Federal Reserve Bank has had a very accommodated policy to help US economy, which translates to 'Cheap Money'. As the US economy recovers, more people have jobs and buying power. Decent economy plus cheap money translates to housing market recovery. That is one of reason that a lot of us see the housing price going up and accelerating in 2016 and 2017.
As Federal Reserve Bank stopped the accommodated policy, started raising interest rates, money gets expensive, mortgage rates have been going up for the past year. That is a shock to the home buyers, especially, young home buyers who have only seen the low mortgage rates, 5% for 30year fixed is too high for them. My first mortgage rate was 11%! With the high home price and mortgage rates, the housing market is going through an adjustment. As long as US economy humming along, you will see the housing market activities coming back.
Another reason I think that the housing market is going through adjustment, not a crash, is that we are actually having a housing shortage! Because the 08 crisis, we have not built enough housing units to keep up with the population growth!
